The Geneva Lake Conservancy
works in ways to assure responsible growth throughout Walworth
County, emphasizing preservation and protection of valuable
natural and historic properties, including prime agricultural
lands, natural areas, wetlands, environmental corridors and
architectural and cultural landmarks of distinction. Where a
proposed commercial or residential development threatens any
one of those and is inconsistent with local or county land use
plans and zoning, the Conservancy will oppose the project. Conversely,
where the developer demonstrates a sensitivity and commitment
to wise stewardship of the land, through conservation subdivision
design, mitigation or natural values enhancement, or other means,
the Conservancy is open-minded and willing to offer its support.

Walworth County residents
have identified environmental and farmland preservation as the
most important consideration in future development planning.
Walworth County's 2020 Land Use Plan Update calls for a new
conservation subdivision ordinance, preserving open space and
natural values in rural residential development. Check with
the Land
Management Department -- (262) 741-3394 -- to learn
more and whether you might even gain a building lot density
bonus for incorporating conservation measures in your development.
The University
of Wisconsin Model Conservation Subdivision Ordinance
contains requirements for an inventory and mapping of existing
resources, a development yield analysis, a site analysis and
concept plan, and general outline map. These elements provide
a comprehensive guideline to enhance the development of any
parcel in such a way that respects the natural resources on
the site and, when used in conjunction with master planning,
the entire community.
The best way to insure permanent
protection of the natural features and open space you preserve
in a conservation subdivision is through a conservation easement.
